What Is Sectional Title Ownership?
Sectional title enables separate ownership of a registered section in a sectional title scheme together with an undivided share in the common property.
Examples may include apartments, flats, townhouses, office units and commercial sectional title units.
The Sectional Titles Act provides the statutory framework for sectional title schemes in Namibia.
Sectional Title vs Full Title
Full title: ownership is registered over separately registered land or property.
Sectional title: ownership relates to a registered section together with an undivided share in common property.
Because the legal and registration structures differ, certain cost components and tariffs can differ. This is why there are separate Full Title and Sectional Title calculators. The sectional calculator uses sectional title attorney fee tables and sectional deeds office fee identifiers, rather than the full title fee scales.
What Does the Calculator Estimate?
The Sectional Title Transfer Cost Calculator uses the same person-type choices as the full title calculator:
- Purchase price
- Bond amount (optional for bond costs)
- Natural person or juristic person
Transfer side estimates can include transfer duty, transfer stamp duty, the sectional transfer deeds office fee, sectional transfer attorney fees with electronic facilitation, post and petties and KYC/FIA add-ons, and VAT on that professional bundle.
Where a bond amount is entered, bond side estimates can include the sectional bond deeds office fee, bond stamp duty, sectional bond attorney fees with bond add-ons, and VAT on the bond professional bundle.
As with full title, a bank initiation fee may be shown separately when a bond amount is entered and is not included in the main total.
Transfer Duty on Sectional Title Property
Sectional title ownership does not, merely because it is sectional title, remove the possible application of transfer duty.
The applicable transfer duty treatment depends on the statutory rules, the purchaser and the transaction value. The calculator applies the same natural person and juristic person transfer duty tables used for full title estimates.
The natural person transfer duty scale below is the schedule currently applied by the calculator (sourced from the same tariff tables used for transfer cost estimates). It is shown for reference and may change when statutory tariffs are updated.

For a juristic person acquisition, the calculator currently applies a flat transfer duty rate of 12% of the purchase price (subject to the statutory rules applicable to the transaction).

Stamp Duty and Registration Costs
Statutory stamp duty and registration costs are separate from transfer duty. The calculator applies its sectional title tariff and fixed fee logic for deeds office fees and sectional attorney scales. Full title and sectional title tariffs are not assumed to be identical.
Sectional Mortgage Bonds
Where financing is used, a mortgage bond may be registered over the sectional title unit. The resulting bond registration costs are separate from the transfer costs.
Purchase price and bond amount are different inputs. Enter the actual bond amount to estimate bond costs; leave it at zero when no new bond is registered.
Body Corporate Levies
An owner in a sectional title scheme generally has obligations associated with the body corporate. Ordinary levies, special levies and other scheme charges are conceptually different from the statutory transfer and bond registration costs.
The calculator does not calculate ordinary body corporate levies or special levies.
Exclusive Use Areas
A sectional title scheme may contain exclusive use rights relating to areas such as parking, gardens or other portions of common property.
Such rights can create legal or registration considerations not necessarily reflected in a standard transfer cost estimate. The standard calculator estimate does not cover every unusual sectional title arrangement involving exclusive use areas.
