This guide explains common property area measurements and how to calculate price per square metre, price per hectare and total property price.

Square Metres and Hectares

The square metre (m²) is commonly used for urban and commercial property areas. The hectare (ha) is commonly used for larger land areas such as farms.

1 hectare = 10,000 square metres

  • 0.1 ha = 1,000 m²
  • 0.5 ha = 5,000 m²
  • 1 ha = 10,000 m²
  • 10 ha = 100,000 m²

Commercial / Urban Property Mode

In Commercial m² mode, area is entered in square metres and the price rate is calculated per square metre. The calculator always also shows the hectare equivalent (area ÷ 10,000).

This is the calculator's practical calculation mode for commercial or urban style inputs. It is not a statement that every legal property record must always use square metres.

Farm Property Mode

In Farm hectares mode, area is entered in hectares and the price rate is calculated per hectare. The calculator always also shows the square metre equivalent (area × 10,000).

Again, this describes the calculator mode rather than a mandatory unit for every farm title.

Calculating Price per Square Metre

When you know the total property price (price mode: total):

Price per m² = Total Property Price ÷ Area in m²

Example: 500 m² with a total price of N$ 1,000,000 gives N$ 2,000 per m².

Calculating Total Price From Price per m²

When you know the price per unit (price mode: unit):

Total Property Price = Area × Price per m²

Example: 500 m² × N$ 2,000 per m² = N$ 1,000,000.

Calculating Price per Hectare

In farm mode with a known total price:

Price per hectare = Total Property Price ÷ Area in hectares

Example: 20 ha with a total price of N$ 4,000,000 gives N$ 200,000 per hectare.

Calculating Total Farm Price

Total Property Price = Area in hectares × Price per hectare

Example: 20 ha × N$ 200,000 per hectare = N$ 4,000,000.

Area Conversion Does Not Change Property Size

Converting an area from square metres to hectares changes only the unit used to express the area. For example, 10,000 m² = 1 hectare. The physical property remains the same size.

Area conversion is useful when comparing title information, listings, farms, urban land, commercial properties and price rate information.

Price per m² Is Not a Property Valuation

Price per square metre and price per hectare are mathematical comparison measures. They are not professional property valuations.

Market value can depend on location, zoning, permitted use, improvements, condition, demand, comparable transactions and other property characteristics.

Use Reliable Property Area Information

Where area is important to a legal transaction or valuation, users should use reliable registered or surveyed property information rather than relying solely on an estimated advertising size.
