This guide explains how the Estate Agent Commission Calculator converts between gross and netto amounts, calculates percentage or fixed commission and handles VAT where applicable.
What Does the Commission Calculator Do?
The calculator does not prescribe what commission must be charged. It performs a mathematical calculation using the transaction amount, commission basis, commission percentage or fixed amount, and applicable VAT treatment selected by the user.
The actual commission payable must arise from the applicable mandate or agreement.
Gross Amount vs Netto Amount
In this calculator:
- Gross means the total purchase price (gross transaction value). Commission calculated on Gross typically produces the maximum commission on the purchase price.
- Netto means the seller's net proceeds (net transaction value). Commission calculated on Netto typically produces the minimum commission.
Gross is the amount payable by the purchaser including commission. Netto is the amount the seller must receive excluding commission.
Commission Calculation Basis
Commission Calculation Basis chooses whether commission is calculated on the Gross (total purchase price) or Netto (seller net proceeds) amount.
Once a price negotiation has started, use the same Gross or Netto Commission Calculation Basis throughout that negotiation. Changing the Commission Calculation Basis changes the basis upon which commission is calculated and can produce inconsistent comparisons.
This setting is different from Amount Type.
Amount Type
Amount Type identifies whether the amount currently being entered represents the Gross Amount or the Netto Amount.
This is useful when negotiating between a seller's required netto proceeds and a gross purchase price. You may change Amount Type during a negotiation when converting between the two amounts.
Amount Type and Commission Calculation Basis perform different functions: basis controls how commission is computed; amount type describes which figure you are entering.
Percentage vs Fixed Commission
Commission may be entered as:
- a percentage; or
- a fixed Namibia Dollar amount.
Select the matching commission option in the calculator before entering the percentage or amount.
VAT on Commission
Where VAT applies to the estate agency service, commission may need to be calculated excluding VAT, including VAT, or without VAT.
The calculator currently uses a VAT rate of 15% from the same VAT configuration used by the commission calculator (with a fallback of 15% if that value cannot be loaded). Choosing No VAT applies 0% for the calculation.
VAT Excluded vs VAT Included
VAT excluded (Excluding VAT): the commission amount is calculated before VAT, with VAT then added where applicable.
VAT included (Including VAT): the stated commission amount already contains VAT, so the calculator extracts the VAT component rather than adding it again.
No VAT: no VAT is added or extracted.
Worked Examples
The examples below use the calculator's Gross/Netto and VAT logic. Figures are shown at 15% VAT for illustration. The live calculator uses the configured VAT rate (currently 15%). If that rate differs from 15%, apply the same formulas with the live rate.
Example 1 — Gross basis, percentage, excluding VAT
- Commission Calculation Basis: Gross
- Amount Type: Gross Amount N$ 1,000,000
- Commission: 7.5%
- VAT: Excluding VAT at 15%
Commission = N$ 75,000; VAT = N$ 11,250; total commission including VAT = N$ 86,250; Netto = N$ 913,750.
Example 2 — Fixed commission on Gross, excluding VAT
- Gross Amount: N$ 1,000,000
- Fixed commission: N$ 50,000
- VAT: Excluding VAT at 15%
VAT = N$ 7,500; total commission including VAT = N$ 57,500; Netto = N$ 942,500.
Example 3 — Netto basis, percentage, no VAT
- Commission Calculation Basis: Netto
- Amount Type: Netto Amount N$ 900,000
- Commission: 5%
- VAT: No VAT
Commission = N$ 45,000; Gross = N$ 945,000.
Commission and the Mandate
The calculator is a mathematical tool. It does not determine whether commission has legally been earned, who is liable to pay commission, or whether a particular mandate is enforceable. Those questions depend on the actual mandate, contract and applicable law.

The commission figure already contains VAT. The calculator splits out the VAT component rather than adding VAT again.
When should no VAT be selected?
When VAT does not apply to the commission calculation you are modelling. The calculator then uses 0% VAT.
Does the calculator decide whether an agent is legally entitled to commission?
No. Entitlement depends on the mandate, contract and applicable law.
